·       TEAM EFFORT... such a commonly used phrase and yet so commonly overlooked by Buyers and Sellers. Real Estate associates are Independent Contractors competing not only with REALTORS associated with other real estate companies but also competing with associates within their own company. Successful associates have always become a 'company' within their 'company'.

IMPOSSIBLE ... even if one knows how to perform all the functions necessary to 'properly' Market a Property or Service a Client, I believe it is impossible for one person to perform such functions in a timely and efficient manner in 'today's world, there is simply too much to do with short-fused deadlines.

·       DIVERSITY ... makes a Team. If everyone does the same thing (e.g. Buyer Specialists), then you just have a bunch of 'Buyer Specialists' competing within their own team. Who is helping with the paper work, who is following-up on properties you are interested in while continuing to look at others, who is monitoring your loan pre-approval and making sure there is not a better loan program available, who is doing a more in-depth market analysis of a property you are considering making an offer on, who is in charge of the marketing of your present home if you are selling and buying, who??

BUYING:   If you value experience , Tim has been a licensed Broker since 1972 and was Co-Owner of two construction companies.    His Team will shop for new and existing homes, and with you, determine if a real "bargain" is out there that fits your needs!     We learn your needs and wants in a home, help you through the loan approval process,  make commitments in our time and effort in finding you that "perfect home", offers and negotiating, closing process, and follow-up.

COMPARATIVE MARKET ANALYSIS:   Establishing 'true value', especially for pre-owned homes, is practically 'rocket science'.   Standard CMAs are okay, but a more in-depth market analysis may prove to be much more revealing.  This requires much more time and you will need to establish a solid and loyal working relationship with a Full Time Professional Realtor in order to receive SUPERIOR service.  This service is provided free and confidential.

SELLING:   Don't fall for gimmicks.   Interview the person within the Team you'll actually be working with!!   I can't emphasize that enough.  You CAN'T afford to trust your investment with anyone other than a 'Real Pro' that has the knowledge, resources, and experience to serve you properly.   Selling real estate may not be an everyday occurrence for most people, but it is for us.  We work smart in providing maximum exposure for our seller's property to the right buyers, and in attracting qualified buyers, and... successful closings!
